This is the total amount you borrow from the lender. For a home loan of ₹50,00,000, P = 500000. The principal does not include interest — it is the raw loan amount. If you make a down payment, the principal is reduced by that amount. For example, a ₹60 lakh home with ₹10 lakh down payment has a principal of ₹50 lakh.

r — Monthly Interest Rate

Banks quote interest rates annually, but EMI is calculated monthly. Divide the annual rate by 12 and then by 100 to get the monthly rate. For example, if the annual interest rate is 10%, the monthly rate is 10 ÷ 12 ÷ 100 = 0.008333. This small decimal is what drives the interest calculation on your outstanding balance each month.

n — Total Number of Monthly Payments

This is the loan tenure expressed in months. A 5-year loan has n = 60 (5 × 12). A 20-year home loan has n = 240. The number of months determines how many EMIs you will pay. A longer tenure means more payments but a lower EMI — however, you end up paying more total interest.

  • r = 10 / 12 / 100 = 0.008333
  • n = 5 × 12 = 60 months
  • (1+r)n = (1.008333)60 = 1.64531
  • EMI = 500000 × 0.008333 × 1.64531 / (1.64531 - 1)
  • EMI = 6855.45 / 0.64531 = ₹10,627

Important

This formula applies to flat-rate reducing balance loans — the standard type offered by most Indian banks. Some lenders (especially for used car loans or certain personal loans) use a flat-rate method where interest is calculated on the original principal for the entire tenure. The amortization table has five columns:

In the first month, your outstanding balance is the full loan amount. The interest is calculated on this full balance. Since your EMI is fixed, most of the first payment goes toward interest.
